How DSCR financing works

Qualification starts with the property's ability to support the mortgage payment.

DSCR programs can be useful when an investor has strong property cash flow but does not want qualification driven entirely by tax-return income, W-2 income or conventional debt-to-income calculations.

Rental income

Eligible market rent or lease income is evaluated under the applicable investor guideline.

Housing obligation

The qualifying payment typically considers principal, interest, taxes, insurance and any applicable association dues or other required housing expenses.

Coverage ratio

The relationship between eligible rent and the qualifying property payment determines the DSCR under the selected program.

DSCR is not “no underwriting.” Program availability and qualification depend on the complete loan profile, including credit, collateral, leverage, reserves, documentation and investor requirements.

What if the DSCR is below 1.00?

Some programs may permit lower coverage ratios with different leverage, pricing or other requirements. We review the actual scenario rather than assuming every investor needs the same threshold.

Can projected market rent be used?

Whether lease income, appraisal market rent or another method is acceptable depends on occupancy, transaction type and the selected program.

Can an LLC borrow?

Certain investor programs may permit eligible business-purpose borrowers to close in an entity, subject to the program structure and required guaranties or documentation.

Can DSCR work for cash-out?

Eligible cash-out structures may be available, but maximum leverage, seasoning and documentation requirements can differ from a purchase or rate-and-term refinance.
