Have Us Review These NumbersThe monthly principal and interest amount depends on the loan balance, rate and term. Property taxes and homeowners insurance are commonly budgeted as monthly amounts even when paid through an escrow account. HOA dues are separate and may apply to a condo or planned community. Enter the property's actual tax amount when available: taxes can differ considerably by municipality, assessment and property. The figures in this tool are examples you can replace with your own estimates.
For example, on a $500,000 purchase with a $100,000 down payment, the estimated loan is $400,000. At a hypothetical 6.5% fixed rate over 30 years, principal and interest is about $2,528 per month. If annual property taxes are $10,000 and homeowners insurance is $1,800, those add about $833 and $150 per month, for a total near $3,511 before any mortgage insurance, HOA dues or other costs. This example is an illustration, not an available rate or quote.
No. The payment tool does not calculate private mortgage insurance or government loan mortgage insurance. A conventional loan with a smaller down payment may require PMI, while FHA and other programs have different insurance rules. Ask for a loan-specific estimate when comparing programs.
Closing costs are separate from the recurring mortgage payment. They can include lender, title, recording and attorney charges, plus prepaid interest, insurance and initial escrow funding. Seller credits and program details can change cash to close. Use the NJ closing cost estimator for an itemized planning estimate, and review the official Loan Estimate for actual loan terms and charges.
