What you may need for a mortgage application

Requirements vary by loan program and borrower, but having these items available can make the process considerably smoother.

Income

  • Recent pay statements, typically covering about 30 days
  • W-2s and/or other income statements as applicable
  • Personal and business tax returns when required
  • Documentation of bonus, commission, overtime, retirement, rental or other income when used to qualify
  • Self-employed borrowers may need business financial information or alternative documentation depending on program

Assets & funds to close

  • Recent bank and investment statements
  • Documentation for large or unusual deposits when required
  • Gift documentation if gift funds will be used
  • Evidence of earnest money already paid
  • Retirement or reserve-account documentation when applicable

Credit & liabilities

  • Authorization for a mortgage credit report
  • Information about mortgages, installment debt, student loans and other obligations
  • Documentation or explanations for certain credit events when needed
