Refinance checklist

Documents commonly needed for a refinance.

The exact documentation depends on the loan program, income type, property and transaction, but this checklist covers the items borrowers commonly need to provide.

Current mortgage & property

  • Most recent mortgage statement
  • Statements for any second mortgage or HELOC
  • Current property tax information
  • Homeowners insurance declaration page or policy information
  • HOA/condominium information if applicable
  • Information about any other liens on the property

Income & employment

  • Recent pay statements
  • W-2s and/or other annual income records
  • Tax returns when required
  • Self-employment or business documentation when applicable
  • Documentation for retirement, Social Security, rental, bonus, commission or other qualifying income

Assets

  • Recent bank statements
  • Investment or retirement statements if needed for reserves or closing
  • Documentation for large or unusual deposits when required
  • Evidence of funds needed for closing if the refinance is not fully financed

Credit & obligations

  • Authorization for credit review
  • Information about debts that may not appear correctly on the credit report
  • Documentation for support obligations or other liabilities when relevant
  • Explanations or supporting documents for certain credit events when requested

Cash-out refinance

Be prepared to discuss the requested cash-out amount and any debts or obligations being paid from closing proceeds.

Debt payoff

Payoff statements may be needed for mortgages, HELOCs or other debts being satisfied through the refinance.

Leases, rental-income documentation and information on other financed properties may be required.
